A commercial parking lot by Pacific Highway near San Diego Airport was abandoned for a while. It used to be a car rental. We were asked to paint over hang and trims.

Upon scraping the loose paint layers, we degreased and pressure washed the ceiling and fascia as prep work. A generous coat of a sealer / paint was painted.

The end result was fantastic according to the owner.
